What is my inherited house in Folsom worth?

By Scott Kirk, Broker/Owner · Updated November 3, 2026

Short answer

Folsom's median sale over the last 12 months was $750,000, and neighborhood medians ran from $674,500 in Willow Creek to $1,525,000 in Hillcrest. An inherited home often needs updating, so it may sell below its neighborhood median. And an estate needs two values, not one: the date of death value for taxes, and today's value for the sale.

Why an estate needs two values

Value 1 The date of death value For: the tax basis. See taxes. Set by: the probate referee in a probate, or a licensed appraiser outside probate.
Value 2 Today's value, as is For: the list price, the family's split, and in a court confirmed sale, the 90 percent floor. Set by: recent sales near the house, in similar condition.

Do trust and probate houses sell for less in Folsom?

Not per square foot. From November 1, 2025 to October 31, 2026, 82 of Folsom's 762 single family sales were marked trust, probate or court confirmation in MetroList. Their median price per square foot was $384, against $382 for every other sale. They also sold faster: a median of 12 days on market, against 17.

The median sale price was lower, $727,475 against $775,000, because these houses were a little smaller and older: a median of 1,990 square feet against 2,097, and built in 1995 against 2000. Price the house for the condition it is in today, not for the neighborhood median.

How do I price a house nobody has updated?

Compare two groups of sales near the house: homes that sold in original condition and homes that sold updated. The gap tells you whether a fix up pays for itself. Paint, flooring and a deep clean usually do. A kitchen or bath remodel adds months of carrying costs while the estate pays the tax bill, insurance and utilities, and it rarely earns all of that back.

What if it already sat on the market and didn't sell?

That happens most when an estate prices to the neighborhood median and the house needs work. Read what I do for Folsom sellers whose listing didn't sell.
